Commercial Lease Agreement

This Lease Agreement (the "Lease") is entered into on {{effective_date}} between:

{{landlord_name}} (the "Landlord"); and

{{tenant_name}} (the "Tenant").

1. Premises

The Landlord lets to the Tenant the commercial premises located at {{premises_address}} (the "Premises").

2. Use

The Premises shall be used solely for the purpose of {{permitted_use}}.

3. Term

The Lease begins on {{start_date}} and ends on {{end_date}}.

4. Rent

The Tenant shall pay monthly rent of MUR {{monthly_rent}}, payable in advance on or before the 5th day of each month.

5. Deposit

The Tenant shall pay a security deposit of MUR {{deposit_amount}} on signature, refundable at the end of the Lease subject to deductions for damages or unpaid amounts.

6. Utilities and Maintenance

The Tenant shall be responsible for electricity, water, internet, and routine maintenance. Structural repairs remain the responsibility of the Landlord.

8. Governing Law
